Building a strong community

60 King William by Charter Hall is Adelaide’s newest 14-story premium-grade office tower in the heart of the business district. A significant project for South Australia, the development enhances connectivity and elevates the surrounding urban landscape.

A true mixed-use project, 60 King William is the first 100% electric, net-zero emissions-enabled building for both Adelaide and Charter Hall.

At the heart of the project stands the iconic Sands McDougall building, meticulously restored to serve as a focal point within the surrounding streetscape. Its striking façade, along with the welcoming entry canopy and spacious public lobby, featuring a café and flexible function area, adds a touch of elegance and identity to the precinct.

Siren was engaged to create an immersive interiors experience – invigorating the senses, fostering authentic connections and inspiring the next leaders.

Our role was to bring our people-focus design expertise to the ground floor, coffee retail hub, lobby mezzanine and Adelaide’s first multi-level lobby. This also extended to the wellness centre, end of trip facilities, 302 smart lockers, bike store for 350 bikes, 70 luxury showers, two gender neutral bathrooms and public bathrooms spaces.

Our design was inspired by the idea of ‘opposites attract’ with the creation of a sense of unity and balance through highly considered materials. We focused on creating endless opportunities for people to connect through thoughtfully designed third spaces. With collaboration at the forefront, these specially-considered spaces provide an added layer of workplace freedom – allowing occupants to customise their workday for maximum performance.

The ground floor lobby provides many spaces for flexible working, socialising, and relaxing. The Sky Lobby and Mezzanine provides further third spaces for informal working and collaborating with visitors. And the Business Hub is a bookable and flexible collaboration space available for tenants.

Sustainability is at the core, with the project achieving industry-leading standards, including 6-Star Green Star, 5-Star NABERS Energy ratings, 6-Star NABERS Waste rating, 5-Star NABERS Indoor Environment rating, and WELL Platinum certification.
